Most guests are tourists. What matters to them is getting to the centre easily: a home close to the metro starts with an advantage.

People accompanying a relative to the Bambino Gesù hospital, people in the city for work, people visiting family.
The months
April, May, June, September and October are the strong months, along with the Immaculate Conception holiday and the end-of-year festivities. March and July sit in the middle. January, February, November and above all August, with the heat, are the hardest: that is when the way prices are set really counts.

The paperwork
In Rome everything is done through an online portal: usually within 15-20 days the home has the paperwork it needs to start. We handle it.
The keys
Guests let themselves in: we open the main door remotely, and the keys are in a code lockbox or the door opens with a keypad. Everything is inside the building, nothing on the street.
The tourist tax
€6 per person per night, for up to 10 nights. We collect it from guests and pay it to the Council ourselves: you will find it in your statement.
