Who stays in Florence, and when
Tourists almost all year round
Florence does well in almost every season. The quietest months are August and November.
Careggi
Around the hospital come patients and those accompanying them, doctors and trainees: longer stays, out of season too.
Compared with a traditional let
Owners comparing with a traditional let or student lets usually find a higher income and more control over the home. We show you with the numbers for yours, in the free analysis.
Florence’s rules, which we follow for you
Can you still open?
The rules changed recently: in much of the city no new tourist lets can be opened. The first thing we do is check whether your home is one of those that can operate.
The paperwork
Here it takes a long time, and the Council sometimes passes on incorrect data. We follow it from start to finish, and keep pressing until it is sorted.
The keys
In Florence key boxes cannot be placed outside buildings. We use smart locks managed remotely and, where needed, a collaborator hands over the keys in person.
The tourist tax
€6 per person per night, for up to 7 nights. We collect it from guests and pay it to the Council ourselves: you will find it in your statement.
Everything the home needs, with a single point of contact
Listings on Airbnb, Booking and our own site, prices updated every day for the Florence market, home staging, photography, guests looked after from arrival to departure, cleaning and maintenance with people on the spot.

Can I still open a tourist let in my area of Florence?
It depends on where the home is: in much of the city new openings are on hold. Write the address in the form: we check it and tell you whether the home can operate.
How much is the tourist tax in Florence?
€6 per person per night, for up to 7 nights. We collect it from guests and pay it to the Council ourselves.
Does it earn more than a traditional let or a student let?
Usually yes, and it leaves you more control over the home. But every home is different: in the free analysis you will find the comparison based on the numbers for yours.
How do guests get in, if key boxes are not allowed?
With a smart lock that we manage remotely. Where one cannot be fitted, one of our collaborators welcomes the guests and hands over the keys in person.
